Please note that our homes are intended for small weddings. Each home accommodates a
maximum number of guests. The largest capacity is 75 at River Meadow House which can
accommodate a tent. You will be required to sign a contract stating how many people will be
attending your event. If our security department reports a violation, it will result in an additional
$1000 event fee.

It's easy to rent multiple homes in close proximity for you entire wedding party and guests. Ask
us about discounts on multiple rentals, and see our
home combinations for more ideas.

Number of Rental Nights: 4-night minimum. 3-night stays are available during May, September,
October and November with an additional non-refundable cleaning surcharge, ranging from
$400-$700, depending on the home.

Home Setup:
Each home is rented with its original setup of furniture and decor placement, linens
and towels for what the home accommodates and a thorough clean upon your arrival and
departure.  Adding a Tent adds and additional $500 to your event fee.  Season's Dreams is not
responsible for additional setup or take-down of your ceremony or reception arrangements.

Moving Furniture and Décor: Our homes are decorated with valuable furnishings including
priceless, irreplaceable and sentimental pieces belonging to the homeowner. You must obtain
permission to move any furnishings or décor and utilize our licensed and insured movers. They will
move the items you wish out of the home and back to the original location at the completion your
event. Call us to schedule your move. Billiard tables, light fixtures, chandeliers and animal mounts
are strictly prohibited from movement.

Trash and Cleanup: The kitchen must be in order with all pots and pans washed and put away and
the dishwasher started. You are responsible for the entire cleanup of your wedding ceremony
and/or reception including the yard, all decorations, and flowers. All trash and decorations must be
bagged and put in the garage. Trash not bagged properly will incur an extra fee.

Excessive Cleanup: Decorations left up, trashed not bagged, and extra cleaning due to blatant
neglect of care to the home is billed at $50.00 per hour. Carpet stains are billed at a minimum
$50.00 per hour. In the event the service of a professional carpet cleaner is necessary, the
minimum cost is $135.00.

Parking: NO Parking is allowed on any city or county streets day or overnight. NO RV or bus parking
allowed. You will be required to hire a shuttle service for your guests. Please contact us for specific
information.

Other Expenses: Your event will incur a non-refundable fee of $500.00 to Season's Dreams.


Neighborhood Courtesy: Whether near or distant each home has neighbors. Please be courteous
to others in our community. Breckenridge has a noise ordinance past 10:00p.m. Complaints from
neighbors or the police department will result in a $1000 fine and/or immediate eviction from the
home with no monies refunded.

OUTDOOR WEDDINGS:
TenMile Station
- At, 10,234 feet, TenMile Station is a setting you and 200 of your favorite people
won't have to rely on wedding photos to remember. Huge, picture windows beam all the glory of the
Upper Blue Valley inside. But if you really want to take their breath away, step out onto the oversized
deck. It's a place dreams are made of. TenMile Station is available late May through September.

The Maggie - Named after Maggie Pond just off the deck, with the reflection of one of Breckenridge's
most celebrated ski mountains, Peak 9, shimmering on the water. This place is the reason they
invented the picture window, and there are many. Because on your day, the setting has to be as
beautiful as you always dreamed. Indoors or out on the patio, The Maggie easily charms up to 225
guests, and is available during the day and evening from May through October or after 7:30 PM in
the evening from November through April.

Sapphire Point - For weddings under 35, Sapphire Point (managed by the Park Service) is a
wonderful option.  The overlook at Sapphire Point offers stunning views of Lake Dillon Reservoir
and the Tenmile Range.  It is located between Keystone and Breckenridge on Swan Mountain
Road.  Sapphire Point is the only designated site where wedding ceremonies are permitted to take
place in the Dillon Ranger District.  For more information regarding site reservations please call the

Our Homes are Furnished as Vacation Homes, and do not have additional items for events.  For
extra chairs, tables, and dishes, special service items, etc, please call Colorado Tents and Events.
Please note there is a $500 additional fee for tenting at the homes (River Meadow House is the only
home a tent is possible)

RULES:
We do not allow shoes in our homes ~  you are free to walk in your stocking feet (our beautiful
hardwood floors are kept clean, and heels do create damage.  Costs of resurfacing from damage
can be in upwards of $10,000). Brides sometimes wear ballet slippers. We also do not allow
smoking in the homes, garage or on the decks and there is a stiff fine if this rule is not strictly
adhered to (the Colorado Mountains are considered high desert and fire danger is very high). Other
than this, OUR home is YOUR home throughout your stay and we want you to feel as though you
are getting married in your own living room with the Colorado Mountains as your backdrop. We ask
that you love our homes as we do and return them to us in the condition that you found them......so
that couples can enjoy their vows in them for years to come!

Colorado Marriage License Information
Remember - no matter what happens the day of your wedding, the only things you really need are
the Bride, Groom, the marriage license, and a witness. Please read the following information before
going to get your marriage license. It will save you from having to make two trips!

The Bride and Groom need to apply in person. If one of you is unable to apply in person, you will
need to fill out an absentee application that has to be signed by a notary public. In the state of
Colorado, the legal marriage age is 18. If you are under the age of 18, you will need to have a
notarized consent form signed by a legal guardian. You will need to provide your Social Security
card and one of the following forms of ID:
    Valid Driver’s License
    Passport
    Birth Certificate with a raised seal
    Other state or military ID
If either of you are divorced or widowed, you will need to provide the date, place, and type of divorce
court your divorce was finalized in, or the date and place of death.
The Fee is cash. You cannot pay with credit card or check.
The license is only good for 30 days. There is no waiting period, so it can be used right away. In the
state of Colorado, blood tests are NOT required. In the State of Colorado the bride and groom can
marry themselves or a registered minister, pastor, judge, magistrate, or certain Indian Tribe
members can marry them. In other words, anyone (your cousin, a friend) can perform the ceremony.

Colorado Wedding Reception hosted either inside or outside
in the privacy of your own back yard.  

Grand View Lodge can accommodate weddings up to 75
people when catered by Season's Dreams.  Music can only
be played in-doors.
The Breckenridge Ski Resort offers picturesque Wedding settings - Ten Mile Station
and
Maggie - for you to experience the perfect mountain wedding!  Sapphire Point can
accommodate weddings under 35 people.  Please see the contact information below

We require a four night minimum rental of the house for wedding weekends and
hope that our brides feel as though they are getting married in a very magical location.  

Please keep in mind that when planning a wedding and reception at any private home in summit
county, the outside becomes off-limits (except at River Meadow House) after 10:00p.m.  This is
due to town noise ordinances and the potential for permanent residences who may call the
police and shut down the wedding.
